While there are major differences in the way they are built, the way they are set, the way they are taxed, the way they are financed, and the way they are insured, they can look the same inside and outside. Manufactured homes are built to the HUD code and modular homes are built to the International Residential Code (IRC), the same code that site-built housing is built to. Generally manufactured homes have 2" X 6" or 2" X 8" floor joists and a 10" or 12" I-beam steel frame (depending on the size of the home) that stays on the home. An off-frame modular home has 2" X 10" floor joists, 16" on center with double 2" X 10" around the perimeter of each half so that there are four 2" X 10" s down the center of the home, eliminating the need for a center beam. Manufactured homes are delivered to the site, blocked, leveled, and anchored to state specifications, and water & sewer are hooked up as long as they are stubbed under the home. We can add the cost of piers or a slab and skirting and we have some different options for that. Modular homes are delivered to the site on a modular carrier, then set on a crawlspace or basement with a crane or a roll-on system. Water & sewer are hooked up as long as it is stubbed into the foundation. On Manufactured homes, we collect the sales tax from the customer and submit it to the state. On Modular homes the manufacturer pays sales tax on the materials, the same as a site builder on a site-built home, so no further sales tax is required. Manufactured homes may be financed with a "home only" loan or land/home if the buyer owns the land. Modular homes are financed the same as site built, but like site-built new construction, there would need to be a construction loan that converts to an end loan when the house is finished. All insurance companies will insure a modular home the same as a site built, but some insurance companies will not insure a manufactured home. Or it might be a full comprehensive policy rather than a named peril policy.

We will deliver up to 50 miles at no additional cost. We will deliver outside the 50 miles for an additional charge, but only in Missouri. We do not deliver to any other states.
All homes sold in Missouri must be built with zone 2 insulation. All of the homes that Cedar Creek Homes sells have zone 3 insulation and most of them have 2" X 6" exterior walls.
All of the homes that Cedar Creek Homes sells have low E thermal pane windows, the same rating that is required for site built houses.
All of our custom ordered homes are available with vinyl floors throughout.
Our display models are all electric, however we can custom order your new home with a gas range, gas furnace, and/or gas water heater.
